When you engage Manage ADC to provide property management services, you agree to:

- Comply with all applicable laws and regulations regarding rental properties
- Pay fees according to the agreed-upon fee schedule and payment terms
9.2 Maintenance and Repairs
Manage ADC will coordinate maintenance and repairs in a timely and professional manner. However, we are not responsible for:
- Delays caused by contractor availability or supply chain issues
- Emergency repairs that exceed the scope of routine maintenance
- Damage caused by neglect, improper use, or lack of proper maintenance by tenants or property owners
- Third-party contractor actions or quality of work performed by independent contractors
9.3 Tenant Relations and Lease Administration
Manage ADC acts as your agent in tenant relations. You remain responsible for:
- All terms and conditions outlined in signed lease agreements
- Compliance with fair housing laws and anti-discrimination regulations
- Eviction procedures conducted in accordance with state and local law
- Final approval of tenant screening decisions and lease terms
9.4 Financial Reporting
Manage ADC provides monthly financial reports based on property expenses and income reported to us. We are not responsible for:
- Tax advice or interpretations of financial statements
- Errors or omissions in information provided by third parties (tenants, contractors, utilities)
- Accounting or bookkeeping for purposes other than property management reporting
10. Communication and Contact Information
You agree to keep your contact information up to date and to respond to communications from Manage ADC regarding your property. We may communicate with you via:
- Phone calls
- SMS text messages (with your consent)
- Our website or online portal
11. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW: Manage ADC shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of revenue, loss of profits, loss of business opportunity, or loss of data, even if Manage ADC has been advised of the possibility of such damages.
12. Indemnification
You agree to indemnify, defend, and hold harmless Manage ADC and its officers, directors, employees, and agents from any and all claims, damages, losses, liabilities, and expenses (including reasonable attorney's fees) arising from:
- Your use of our services in violation of these terms
- Your violation of any applicable law or regulation
- Your infringement of any third-party rights
- Any breach of the property management agreement
13. Entire Agreement
These terms and conditions, together with any property management agreement you may have executed with Manage ADC, constitute the entire agreement between you and Manage ADC regarding the services provided and supersedes all prior and contemporaneous agreements, understandings, and negotiations.
14. Severability
If any provision of these terms is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect, and the invalid provision shall be modified to the minimum extent necessary to make it valid and enforceable.
