9.2 Maintenance and Repairs

Manage ADC will coordinate maintenance and repairs in a timely and professional manner. However, we are not responsible for:

• Delays caused by contractor availability or supply chain issues
• Emergency repairs that exceed the scope of routine maintenance
• Damage caused by neglect, improper use, or lack of proper maintenance by tenants or property owners
• Third-party contractor actions or quality of work performed by independent contractors

9.3 Tenant Relations and Lease Administration

Manage ADC acts as your agent in tenant relations. You remain responsible for:

• All terms and conditions outlined in signed lease agreements
• Compliance with fair housing laws and anti-discrimination regulations
• Eviction procedures conducted in accordance with state and local law
• Final approval of tenant screening decisions and lease terms

9.4 Financial Reporting

Manage ADC provides monthly financial reports based on property expenses and income reported to us. We are not responsible for:

• Tax advice or interpretations of financial statements
• Errors or omissions in information provided by third parties (tenants, contractors, utilities)
• Accounting or bookkeeping for purposes other than property management reporting

You agree to keep your contact information up to date and to respond to communications from Manage ADC regarding your property. We may communicate with you via:

If any provision of these terms is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect, and the invalid provision shall be modified to the minimum extent necessary to make it valid and enforceable.
